Q1. I like to measure all my listings myself. Do you think
your drawings would be that much more accurate?
A.
For MLS purposes, there are two primary issues; Accuracy and a fair
representation of the space.
Measuring room sizes is a task that anyone should be
able to do. The width and length of a room are quite straight forward unless it
is an unusual shape. Area calculations, on the other hand, is a very different
matter. A correctly scaled drawing and true exterior measurements (whether taken
from the inside or outside) must first be accurate prior to determining the
square footage. The most reliable approach is an electronic method usually
applying cadd software which can manage more complicated shapes and
automatically calculate the square footage of the exterior boundaries of the
floor level. It can be done manually with some accuracy but it is complex in
many cases.

A.
The working drawings were absolutely necessary for the
construction of the building. For various reasons, the Construction Manager may
need to deviate from those original plans. It is important for a Realtor to read
the drawings carefully and still do an on site inspection to check room sizes,
wall thicknesses and ensure the exterior walls do match up with the original
drawings. Lastly, check the square footage to see what is and what isn’t
included in finished area or liveable area. For example if the attached garage
or work shop is included with the main floor, an adjustment is necessary for
MLS purposes.
Q3. I would like to get a copy of floor plan that was done
by Measure Masters before. How could I get it?
A.
As a courtesy to all our clients, the original order has a corresponding client
name. Anyone requesting an existing floorplan can either call the corresponding
client or call us to coordinate the order.
